Client Challenge

UniHomes, a specialist in student accommodation, required a flagship headquarters that reflected their rapid growth and forward-thinking brand. Located in the landmark New Era Square development, the challenge was to fit out a 6,400 sq ft shell that maximized the 360-degree views of the Sheffield skyline.

The brief was specific: create a contemporary workspace that moved away from traditional cubicles. It needed to be an open plan environment that balanced a modern industrial design with a deep rooted focus on employee wellbeing and mental health.

The project also required coordination within a busy city-centre development, with programme certainty maintained throughout.

Our Solution

We delivered a 12-week turnkey fit out, managing design and delivery as a single accountable team.

Design: Developed a modern industrial concept utilising exposed services and raw architectural elements, balanced with biophilic design, ergonomic furniture and warm finishes

Build: Configured the 6,400 sq ft floor plate to include expansive open plan zones, quiet wellness corners and high spec social hubs.

Technical: Integrated advanced climate control and acoustics to ensure the large open plan space remained comfortable and productive.

Project Management: Managed logistics within the busy New Era Square development, ensuring all materials and works were delivered within the 12-week programme

Results

Wellbeing First: Created a workplace environment designed to support staff wellbeing and engagement.

Recruitment Tool: Delivered a destination office that supports recruitment in the competitive Sheffield tech and property sectors.

Optimised Square Footage: Balanced an open, spacious environment with the functional requirements of a growing team.
