Client Challenge
As one of Sheffield’s premier Grade A office developments, Acero needed to evolve its offer to stay competitive in a changing market. The landlord required a high impact "plug and play" environment to attract new commercial tenants seeking flexibility.
The challenge was to transform a compact 1,400 sq ft footprint into a multifunctional space that could seamlessly transition from a professional reception to a coworking and informal meeting space, all while maintaining the building's premium brand identity. The project also required delivery within a live environment, with minimal disruption to existing tenants.
Our Solution
We delivered a rapid, hospitality-led turnkey fit out, managing design and delivery as a single accountable team.
Design: Developed a sophisticated aesthetic that balances a professional arrival experience with a more relaxed, ‘third-space’ working environment.
Build: A streamlined 4 week construction program, delivered within a 4-week programme, carefully managed to avoid disruption to existing tenants.
Technical: Integrated seamless power and data infrastructure across all coworking and private working zones.
Project Management: A focused delivery approach prioritising high-impact areas to maximise return on investment for the landlord and experience for end users.
Results
Market Differentiation: Provided the landlord with a clear point of differentiation within the Sheffield commercial office market.
Speed to Market: Delivered a fully functional, tenant ready space in just 4 weeks.
Increased Footfall: Created a highly usable space that encourages tenant interaction and increased use of shared areas.
Tenant Appeal: Delivered a flexible, ready-to-use environment aligned to current occupier expectations for plug-and-play workspace.
