Client Challenge
32 Eyre Street, a former landmark banking centre, required a comprehensive Cat A and Cat B refurbishment to reposition it within Sheffield’s commercial market. The landlord’s challenge was twofold: delivering major structural works across multiple floors within a live environment, while repurposing legacy features - including a substantial subterranean bank vault - into commercially viable tenant amenities.
The project also required a phased approach to support ongoing leasing activity and protect income throughout the redevelopment.

Design: Reimagined the building’s identity, moving from a traditional banking environment to a light, flexible office space adaptable to a range of tenant requirements
Build & Technical: Delivered a full refurbishment of each floor plate, including structural upgrades and the integration of a bespoke tenant gym and wellness facility.
Innovation: he original bank vault was repurposed into a distinctive, high-spec amenity space for building occupiers
Project Management: A phased 3-year delivery plan enabled staggered leasing and reduced financial risk for the landlord
