With over 16,000 delegates descending on the Royal Armouries, the overriding sentiment from the event was one of resilience, collective ambition and a distinct focus on how the North is positioning itself for the next wave of investment.
Here are the key themes and market realities that stood out to our team.
"Team South Yorkshire" and the Power of Partnership
If there was one overarching takeaway from our time on the fringe, it’s that Sheffield is having a moment. The mood from Team South Yorkshire was defined by abundance, confidence and a refreshing commitment to cross sector collaboration.
While project viability remains a persistent hurdle across the industry, the consensus is clear; public private partnerships are no longer optional but serve as a blueprint for delivery. Furthermore, there was a widespread recognition that culture is a key catalyst for driving investment into our urban centres, creating places where people actually want to live, work and stay.
The Mechanics of Placemaking: Power, Water and Infrastructure
Attending the Place North "How to Build a New Town" seminar brought home a critical reality: successful placemaking relies on fundamental infrastructure.
While providing high quality commercial space is vital to anchor any new scheme, the panel highlighted that early stage determinators, specifically proximity to public transport, water supply and grid power, are what ultimately dictate a project's success. Without these foundational elements in place, even the most ambitious masterplans remain grounded.
The Power Crunch and the Industrial Ceiling
The relationship between energy infrastructure and commercial viability was further explored during Turner & Townsend's session on UK Data Centre Investment. The crunch between power supply and occupier demand is actively reshaping the market.
For high spec Industrial & Logistics parks, proximity to robust grid power is driving up ceiling rents. This is proving especially critical for power hungry sectors like:
